The concept for the atrium is to foster gathering in the most prominent communal space within the building, while still allowing opportunities for quieter nooks within the space. Flexibility played a big part in the design for the atrium to be used for larger gatherings as well as for smaller and more intimate settings, and we achieved this with a mix of fixed seating, moveable furniture, and monumental seating to allow the space to accommodate different needs.

The client had a strong desire for sustainable design and nature inspired design elements, which inspired us to incorporate natural wood bench seating, concrete planter surrounds with low maintenance indoor plants, and earthy tones into the finishes. We incorporated round corners in the geometry of the benches and planter surrounds to mimic the natural landscape. We kept the infrastructure of the existing pond and gave it a modern aesthetic to fit with the overall design of the space; it was essential to keep the water feature not only to enhance biophilic design but also to provide sound buffer within the atrium. This coupled with live plants promotes the wellbeing of the occupants and indoor air quality.

As part of the atrium transformation, all restrooms and finishes in the common spaces are updated to elevate the interiors of the building. The mailroom is renovated to incorporate a breakroom accessible to all tenants; additionally, an elevator is added to the building. We are grateful for the opportunity to contribute to this revitalization effort, strengthening the asset’s long-term attractiveness to future tenants while improving the amenities and experience for today’s occupants.
